We used Ground Floor Home Inspections for two separate properties during our home buying process in Colorado Springs. Both times we had inspector Ken Holaday. He was knowledgeable and exceptionally thorough! The reports he provided were detailed and not only gave us guidance on how to proceed with the properties, but will also serve as a guide for the homes in the coming years. He went above and beyond to provide us with all of the information we could need during the inspection process. We would definitely use Ken and this company again.

CONSUMER BEWARE! If? you don’t want your house to look like mine down below beware! In January 2019 I purchased a home in Southern Colorado. Hired ground floor to inspect the home. That was my bad big troubles! Followed!! Since moving here we have discovered that many significant things were wrong with this house that were marked as ‘ typical ‘ or normal cracks In the cement. The inspector seemed to miss the fact that there are significant issues with flooding, causing damage to the foundation, damage to concrete and mold issues, not Hidden mold it's all over The bathroom ceiling in plane site! wasn't an issue for them not their home not... I had a REAL expert Come out and he clearly addressed the issues of the flooding under and around the house. This information was played down with ‘ typical.’ Or normal cracks Misleading me! Saying in The report wasn’t any major issues! when there were some MAJOR water intrusion issues! Again not this company‘s House or family. I guarantee you they wouldn’t of purchased it! Do your home work Get real building contractors, not Home inspectors In Colorado, they are not regulated. Hard lesson learned! UPDATE!! October 2,2022 YOU can see the new photos I uploaded photos speak for themselves, ground floor marked cracked foundation as marginal? Talking to a real expert a CRACKED FOUNDATION is CRITICAL it’s MAJOR. all the WHITE STAINS “lime” on the foundation in the crawl space was indication that major water intrusion is occurring every time it RAINS ground floor advice on the report was call when you see moisture? Well wasn't raining that day he was there BUT, every time it rains, it was moist down there I have no idea how critical it was Good God! ground floor had no idea what he was looking at. you can tell by the photos I’m gonna upload, I had to cover all the cracks and all the MAJOR leaks around the entire foundation that he called marginal or typical cracks which is nothing typical it was major water intrusion every time it rained. I was clueless how could I ever have trusted ground floor! MISTAKE! As you see if I was advised correctly the entire house had to be sealed off to stop the major water intrusion. And the damage that was there at the time of inspection because of the inspectors incompetence! I need around 40 grand Just to stabilize the home and 170 grand to fix the foundation and all the issues that was listed in the foundation report from ground floor before I purchased it. And they’re right three years later I’m paying for It.UPDATE! October 4,2022 I have a 33-year-old daughter with Down Syndrome and I am the full-time Caregiver for her. I am a widow since 2015 when my husband took His life, I wanted to invested in this house to leave her something after my passing. Cost me 145,000, it wasn’t worth a penny of all my investment Is completely lost, both me and my disabled daughter lost it all! Learning all this felt like a sucker punched in the gut! WHY??? Update October 30, 2022 Another interesting thing my real estate agent at that time told me they don’t look for mold? that was absolutely true there is mold all over the ceiling in that bathroom and underneath my bathroom carpet who knows where else may be in the walls. I assumed they look for mold but they don’t. I have my real estates agent email stating that I will post that too. Update”My agent was from Remax this is what he sent me. Getting carpet out of the bathroom is a great step towards mitigating the mold from what I understand. It looks like from the picture that the mold is isolated under the carpet. “The inspector does not test for mold or look for mold in ways in which it would be required to pull carpet up or peal/scrape paint’’ my question is what about the mold that is all over the ceiling? Ground floor inspections made absolutely no notations of it! He says he is sympathetic to my situation that’s extremely laughable he could careless!!! Absolutely disgusting 🤢 🤮
Joe did an amazing job inspecting two houses for us! On the first, he pointed out structural and other defects that would have been very difficult for us to repair if we had gone ahead. On the second, his thorough review of the entire house has left us with a short but manageable list of fix-up projects. The quality and detail of the written report is fabulous!!
