From Villas At Parker HOA, we feel compelled to share our community’s frustrating experience with KC Landscaping Company. Over the past year, their performance has significantly deteriorated and created numerous issues that affected the appearance and maintenance of our neighborhood. 1. Unreliable Service with No Accountability: KC Landscaping consistently missed scheduled visits or only completed partial work. On many occasions, they left entire sections of our neighborhood unmowed or improperly maintained. Despite these failures, they would still invoice us in full, even for weeks they never showed up. 2. Dishonest Communication: Their crew often claimed work was completed when it clearly wasn’t. We had to walk the neighborhood ourselves to verify their claims, often finding overgrown weeds, untouched common areas, and mulching jobs that were either not done or barely noticeable. The lack of transparency and accountability was appalling. 3. Predatory Billing Practices: Their contract is cleverly worded to favor KC Landscaping regardless of performance. Even if they skip a week due to weather, mechanical failure, or staffing issues, they still expect full payment. This practice is completely unfair to communities that rely on vendors to deliver consistent service in exchange for regular payments. 4. Decline in Neighborhood Appearance: Due to their repeated failures, our community suffered a visible decline in curb appeal. Common areas became overgrown, weeds were not treated properly, and beds were left messy and unkempt. This neglect not only disappointed residents but also affected the property values and overall image of our neighborhood. 5. Lack of Professionalism: Efforts to communicate with KC Landscaping about these issues were largely ineffective. Excuses were often given, but little action was taken. Their unwillingness to own up to mistakes or rectify problems in a timely manner made the relationship increasingly difficult to manage. Conclusion: If you care about your community’s appearance, value transparency, and expect professional landscaping services, do NOT hire KC Landscaping. Their poor service, misleading practices, and unfair billing model make them a liability rather than an asset to any HOA or residential community. We have since moved on and are already seeing improvements with a more responsible vendor. We hope this review helps others avoid the long list of headaches we endured.
